A mortgage agreement in principle does not guarantee a formal offer for the property you buy. The lender will still value the lot, underwrite the application and require the title to meet its criteria.

The lender may need a valuation quickly and may value the property below your successful bid.
Completion funds cannot normally be requested until the mortgage offer and legal requirements are satisfied.
