The auctioneer will require an auction bundle before the property can be entered into the auction. Contact us first; if the matter is accepted, the appointed panel conveyancer will gather the title and supporting information and work with the auctioneer on the legal pack.
Early preparation creates an opportunity to identify missing documents, title issues and practical questions before they cause bidder concern or delay.

Express Conveyancing manages a panel of solicitors and licensed conveyancers for residential auction matters in England and Wales.
Every transaction is considered individually. If the matter can be accepted, we will allocate a suitable available legal provider, who will then advise you and deal with the agreed work under its own terms of engagement.
Contact us before the property is marketed or as soon as the auctioneer is appointed so we can check whether a suitable panel conveyancer is available. Preparing the pack can take longer for leasehold, unregistered or complex titles.
Your conveyancer normally prepares the legal documents and supplies them in the manner agreed with the auctioneer, dealing with updates as necessary.
The auctioneer issues the memorandum of sale and the buyer’s deposit is dealt with under the auction arrangements. The solicitors then work towards the fixed completion date.
Special conditions can be used where appropriate, but they require careful drafting and should be discussed early with your conveyancer and auctioneer.
Please telephone us first wherever possible. We will discuss the headline circumstances, funding and timescale before confirming whether a suitable panel legal provider may be available.
