01 / AFTER THE AUCTION

Speak to us about
what happens next.

The auctioneer will usually issue a memorandum of sale confirming the property, parties, price and contractual completion date. The legal pack and any auction addendum will also be important to the legal provider eventually instructed.

Please telephone us first to discuss the auction terms, completion arrangements, funding and headline circumstances. We can then check panel availability and confirm whether the matter can be accepted and allocated to a suitable solicitor or licensed conveyancer.

Discuss your auction matter
01

Headline transaction details

Tell us the property, purchase price, auction date and the completion date you have been given.

02

Completion arrangements

We need to understand the contractual timescale and how far that deadline has already progressed.

03

Funding position

Explain whether you propose to use cash, bridging finance or a mortgage and the present stage of those arrangements.

04

Panel allocation

If the matter can be accepted, we will allocate an available solicitor or licensed conveyancer from our panel, who will then request the documents and compliance information they require.

02 / WHY EARLY ADVICE MATTERS

The contract may already be
in motion.

Buying at auction is different from agreeing a conventional purchase.

You may have limited scope to raise enquiries or withdraw. Contact us promptly so we can establish whether an available panel legal provider may be able to assist with the particular timetable and circumstances.

YOUR NEXT STEP

Contact us first.
Discuss the headline circumstances.

03 / THE PRACTICAL ROUTE

Your immediate post-auction route.

The first step is a conversation about the transaction—not sending documents before the matter has been assessed.

1

Telephone us

Explain that you have bought at auction and give us the headline transaction and completion details.

2

Discuss the circumstances

We will ask about the auction terms, funding arrangements and any immediate concerns.

3

Panel appointment

Subject to the circumstances and availability, we will confirm whether the matter can be accepted and allocate a suitable panel legal provider.

04 / SUBJECT TO AVAILABILITY

From initial contact
to panel appointment.

Express Conveyancing manages a panel of solicitors and licensed conveyancers for residential auction matters in England and Wales.

Every transaction is considered individually. If the matter can be accepted, we will allocate a suitable available legal provider, who will then advise you and deal with the agreed work under its own terms of engagement.

FREQUENTLY ASKED QUESTIONS

Clear answers
before you act.

Is it too late to instruct a solicitor after winning the auction?

No, it is not necessarily too late, but you should seek to appoint a conveyancer as soon as possible because the contract may already be binding and the completion deadline may be running.

What should I send you first?

Nothing initially. Please contact us, ideally by telephone, to discuss the headline details, contractual timetable and funding arrangements. If the matter is accepted, the appointed panel legal provider will tell you what documents and information are required.

Can enquiries still be raised after the auction?

This depends on the auction contract and the particular issue. You should discuss it with the conveyancer appointed to act once the matter has been accepted.

What happens if I cannot complete on time?

Raise this immediately with your appointed conveyancer. The consequences vary according to the precise contractual terms and circumstances, so it would not be appropriate to offer generic advice on this page.
