What is normally in an auction legal pack?

It commonly includes evidence of title, searches, property forms, the contract and special conditions. Leasehold or unusual properties may include further documents. Contents vary from lot to lot.

Will you tell me whether to bid?

The appointed legal provider explains the legal issues and their potential significance. The final commercial decision, bid level and assessment of the property’s physical condition remain yours.

Does the review replace a survey?

No. A legal review does not assess condition, defects, value or structural matters. A suitable survey or inspection should be considered separately.

What if the auctioneer adds documents later?

Tell the appointed legal provider immediately about every addendum or updated document. Earlier advice relates to the material reviewed and may need to be updated.
