An agreement in principle
is only the beginning.

A mortgage agreement in principle does not guarantee a formal offer for the property you buy. The lender will still value the lot, underwrite the application and require the title to meet its criteria.

Before bidding, speak to a broker or lender familiar with auctions, check the likely timetable and keep alternative funding risks firmly in mind.

Can I buy an auction property with a normal residential mortgage?

Potentially, if both you and the property meet the lender’s criteria and the offer can be issued and completed within the auction deadline.

Is an agreement in principle enough to bid?

No. It is an initial indication only and is not a property-specific promise to lend. Valuation, underwriting and legal approval remain outstanding.

What if the lender values the property below my bid?

You may need to fund a larger shortfall yourself, renegotiation may not be available, and you normally remain bound by the auction contract.

Will the seller extend completion while I wait for the mortgage?

The seller is not normally obliged to do so. Any extension is a matter for agreement and may involve interest, costs or other conditions.
