First step.
Speak to us.
Confirm the completion date you have been given and keep the memorandum of sale, legal pack, auction addendum and evidence of the deposit safely available.
Contact us promptly, ideally by telephone, to discuss the headline details and your funding arrangements. We can then establish whether the matter can be accepted and allocated to a suitable available legal provider from our panel.

Do not assume every auction uses the same period. The special conditions may alter the usual timetable.
Confirm that the purchase funds, tax and other sums required by the contract will be ready in time.
If a panel conveyancer is appointed, they will advise on insurance, the contract and the documents or compliance information required.
The auction result fixes obligations that ordinary buyers often negotiate before exchange.
The appointed conveyancer’s role is to explain the papers, meet the remaining requirements and help you complete. Whether we can arrange that appointment depends on the particular auction terms, circumstances and panel availability.

Subject to availability and acceptance, we appoint a suitable solicitor or licensed conveyancer.
The appointed legal provider progresses the accepted transaction and any post-completion formalities.
Express Conveyancing manages a panel of solicitors and licensed conveyancers for residential auction matters in England and Wales.
Every transaction is considered individually. If the matter can be accepted, we will allocate a suitable available legal provider, who will then advise you and deal with the agreed work under its own terms of engagement.
In a traditional auction this is usually when the hammer falls. Online and modern auction terms differ, so the auction conditions and reservation agreement must be checked.
The contract may transfer risk to the buyer immediately. Raise this promptly with the conveyancer appointed to act and with your insurer.
Usually, once the seller’s solicitor confirms receipt of the completion money, the auctioneer or estate agent is authorised to release the keys. Your appointed conveyancer will confirm the position.
The appointed conveyancer will deal with the applicable tax and registration formalities, subject to the transaction and the terms of their instruction. Registration itself may take time.
Please telephone us first wherever possible. We will discuss the headline circumstances, funding and timescale before confirming whether a suitable panel legal provider may be available.
