Reservation first.
Contract follows.
Under many modern method schemes, the winning bidder signs a reservation agreement and pays a reservation fee. There is then a fixed period in which to exchange and later complete.
The terminology and timetable vary between providers. The reservation agreement, auction terms and legal pack must therefore be read together rather than relying on a generic description of the process.

Express Conveyancing manages a panel of solicitors and licensed conveyancers for residential auction matters in England and Wales.
Every transaction is considered individually. If the matter can be accepted, we will allocate a suitable available legal provider, who will then advise you and deal with the agreed work under its own terms of engagement.
It usually creates contractual obligations through a reservation agreement, though it may not exchange the property sale contract immediately. The actual documents determine the position.
Often it is a separate charge, but arrangements vary. Check the auction terms and consider the effect on your total funds and lender’s valuation.
The period is set by the reservation agreement and auction conditions. Do not assume a standard length; confirm the dates for your lot.
You may be able to withdraw physically, but doing so can have financial and contractual consequences, including loss of the reservation fee. Take advice on the specific agreement.
Please telephone us first wherever possible. We will discuss the headline circumstances, funding and timescale before confirming whether a suitable panel legal provider may be available.
