01 / BEFORE THE LOT IS LISTED

Good auction conveyancing
starts before bidding.

The auctioneer will require an auction bundle before the property can be entered into the auction. Contact us first; if the matter is accepted, the appointed panel conveyancer will gather the title and supporting information and work with the auctioneer on the legal pack.

Early preparation creates an opportunity to identify missing documents, title issues and practical questions before they cause bidder concern or delay.

Discuss your auction matter
01

Title documents

Official copies, plans and any deeds needed to explain ownership and rights.

02

Property information

Relevant forms and supporting records, tailored to the type of residential property.

03

Contract and conditions

Sale contract and any carefully considered special provisions for the lot.

04

Auction liaison

Supplying the pack, dealing with legal questions and issuing necessary updates before the auction.

02 / WHY EARLY ADVICE MATTERS

A thin pack can
deter good bidders.

Uncertainty affects confidence, finance and the appetite to bid.

Not every issue can or should be eliminated, but clear documents and appropriate disclosure help bidders understand what is being sold and on what terms.

3

Complete the sale

After a successful bid, work to the contractual completion date.

04 / SUBJECT TO AVAILABILITY

to panel appointment.

FREQUENTLY ASKED QUESTIONS

Clear answers
before you act.

When should I instruct a solicitor for an auction sale?

Contact us before the property is marketed or as soon as the auctioneer is appointed so we can check whether a suitable panel conveyancer is available. Preparing the pack can take longer for leasehold, unregistered or complex titles.

Who sends the legal pack to the auctioneer?

Your conveyancer normally prepares the legal documents and supplies them in the manner agreed with the auctioneer, dealing with updates as necessary.

What happens after the hammer falls?

The auctioneer issues the memorandum of sale and the buyer’s deposit is dealt with under the auction arrangements. The solicitors then work towards the fixed completion date.

Can I include special conditions?

Special conditions can be used where appropriate, but they require careful drafting and should be discussed early with your conveyancer and auctioneer.
